MacDonald Ranch and the guard-gated DragonRidge Country Club hold some of Henderson's most ambitious custom and semi-custom homes, built through the 1990s and 2000s on foothill lots above Green Valley. Custom construction changes the stucco problem in a specific way: a single home here often carries multiple finishes — smooth trowel on feature walls, sand finish on the field, heavy texture on courtyard walls — plus parapets, radiused corners, and hand-shaped details. Repairing a crack on one of these homes means matching the right texture in the right spot, and a patch that would pass on a tract home reads as damage on a smooth-trowel feature wall.
The scale works against shortcuts too. Broad uninterrupted wall planes make every flaw visible in raking light — flashing patches, texture mismatches, and the mature corner cracks that stepped hillside foundations produce as cut-and-fill lots settle differentially over decades. Parapet tops and courtyard wall caps, which take water directly, are the most common spalling points we rebuild here.
